Covered decks in Clive must follow setback rules from your plat—typically 35 feet rear, 25 feet side. Open decks over 200 sq ft still need permits. We know the rules so you don't have to.
Clive adopted the 2021 International Residential Code. We follow frost-line depth (42 inches), ledger board flashing, railing height (36 inches), and baluster spacing (4 inches). Inspections are handled in-house; no surprises later.

Yes. Any deck over 200 square feet or more than 30 inches high requires a permit. Open decks under 200 sq ft may not need one, but we recommend checking with Clive's Community Development team first. Covered decks always require a permit.
Setbacks vary by lot and plat. Typically, rear yards require 35 feet, side yards 25 feet. Call Clive's Community Development Division at (515) 223-6221, or we can pull your plat during the site visit and confirm exact rules.
Clive code requires 42-inch minimum depth to account for the frost line and Iowa's freeze-thaw cycles. We dig deeper if soil conditions warrant it and always backfill properly.
Permits usually take 1–2 weeks. Build time is 2–4 weeks depending on size and weather. Final inspection adds 1 week. We'll give you a full timeline after the site visit.
We build spring through fall. Winter framing and interior work is possible, but exterior finish work (staining, roofing) is best done in warmer months. Talk to us about your timeline.
Great news—many Clive homes back onto green space. We make sure your deck or fence doesn't interfere with easements or trail access. Community Development will review sight lines during permitting.
